The sound of water running from a spring right next to the house, horse facilities, privacy, lots of  water, a modern frame home with hardwood floors, beautiful loft barn, and native stone building; this place has it all.

The property has black top frontage and a mile long driveway going into a place of complete seclusion. Turning off the driveway anywhere before the house site will start a journey on one of the eight miles of wide, drivable trails.

It is 258 +/- acres that are mostly in forest regeneration with at least 45 acres open in scattered areas and three fields. From the three acre cleared area in the northwest corner to a bottom field behind the barn; there are numerous small open areas as well as larger fields. The property is fenced and cross fenced. The home area  is one of the finest assets with springs all around and total privacy. There is one creek, a stocked pond and springs right next to the house. One spring is developed and typically flows 13,000 gallons a day and could be used for power generation and a waterfall. It is one of the nicest privately owned springs around. The other pond is a mile away and was stocked with catfish. There is more  water with well over 10 year round springs scattered around the property.

Given some of the property consists of karst topography and has two large sinks there has to be caves on the place. A nice asset as most land lovers want a cave. Great hunting with scores of deer, turkey, quail, rabbit several species of berries and mushrooms!

One large historic loft horse barn with tack room and six stalls, two of which are foaling stalls, a smaller two stall barn, corrals, stock rack, hitch posts and frost free hydrants. There is a pavilion with an extremely large permanent grill, a 2 car garage and shop with three bay carport and native stone spring house.

Taxes are very affordable at only $385/year.

The quaint home is a 2 bedroom with 1 bath and has gilded Maple hardwood floors in four rooms, and western cedar walls in the living room. The nice big enclosed back sun room which overlooks the barn, pond, creek, bottomland and pasture can be turned into a third bedroom. The upstairs can easily be remodeled into more rooms. It has central heat with propane or wood and also central air. The wood heat is provided by the outside furnace.

This is a perfect opportunity for an equine community investment such as those popping up all over the country. The long easy to maintain driveway and many house site possibilities as well as the community sized barbecue grill, pavilion, corrals, etc. are assets to such a possibility. It is also fantastic for energy survivalists wishing to live off the land and be self sufficient. Or it is a great private getaway for hunters, horse riders, botanists, or whatever floats your boat. The 8 miles of trails, perfect for riding or exercising, are wide and except for one hill they are drivable. Mark Twain National Forest is as close as ¼ mile away. It is very wild and private here, yet only 6 miles to town. The Missouri Conservation Department is well funded and a big asset to the state and its environment.

I can divide down to an 81 acre place with an easement down the driveway. The 81 acres, home and buildings would have all of the 'horse farm' amenities, lots of water and still be very private.

The complete package of 258 +/- acres is priced at a reduced $655,000 or make a reasonable offer. Or the price on the 81 acres with home, buildings and  water is $425,000. Location is Cabool, MO. Douglas county. Please call 417-217-0668.

Perhaps one would like to look at it via Google Earth? Simply copy and paste this lat and long: 37 01 33.81 n 92 06 15.92 w and it will take you right to the home. Scroll north on the long driveway to go to the blacktop highway.

More info: I perused the pages that instruct horse property buyers what to look for and want to jot down a few things. This loft barn has plenty of hay storage, water in the barn and brand new electrical wiring in conduit. This includes 240 electric. Ventilation is good and it remains quite cool in the main barn. The structures of both barns are very sound. The tack room has a concrete floor and is insulated. Keeping horses here is easy as there are no permit requirements. And as long as one does not keep more than 25-50 horses, one would never have to feed hay even in the winter. The two car garage with shop has concrete floor and 240 electric for your welder. The driveway, while it is quite long at one mile, is extremely easy to maintain as it is so hard packed I do not have trouble with it washing out. It is straight south and most of it is a barely noticeable slope down hill into the home area. The home is cozy, updated, new electric,   stays cool even if you do not want to run the central air and has a clean and well lit attic.  And while it is not a 'mansion' it is very nice. Typically one cannot 'make' live water on a place, but one could make more water here! I had the back hoe operator (who was waiting for the electrician to lay the new line in the ground) go to a place I suspected was a buried spring and sure enough, he found it as he dug out all the stones. More water! Town is close by and very major shopping as well as the airport is an hour's drive. The school is A+ designated which gives the student the opportunity to attend college free. I hope I have answered more questions for you and please do not hesitate to call if you have more. 417-217-0668.

I have heard too many people say, “But Missouri has tornados, right?” I just have to comment that while my place is not in tornado alley, neither is it in snow belt alley, tsunami alley, hurricane alley, earthquake alley, wildfire alley, rattlesnake alley or any other alley! Some day the people of this country are going to find out that Missouri has great benefits and is real easy to make a living here. Cost of living is very low, one has four seasons typically without major extremes of weather in any season, green grass, beautiful terrain, trees and above all water is readily available. One day when out of state purchasers find Missouri, then real estate is going to soar. The housing market may be poor in cities and suburbs, but the Ozarks have not slowed much according to realtors. I have viewed horse 'farms' and 'ranches' and the ads state 'room to roam' and then goes on to say 'on this 3.7 acres' or something of that size. NO....... THIS is room to roam on 258 acres!
