More info: I perused the pages that
instruct horse property buyers what to look for and want to jot down a few
things. This loft barn has plenty of hay storage, water in the barn and brand
new electrical wiring in conduit. This includes 240 electric. Ventilation is
good and it remains quite cool in the main barn. The structures of both barns
are very sound. The tack room has a concrete floor and is insulated. Keeping
horses here is easy as there are no permit requirements. And as long as one does
not keep more than 25-50 horses, one would never have to feed hay even in the
winter. The two car garage with shop has concrete floor and 240 electric for
your welder. The driveway, while it is quite long at one mile, is extremely easy
to maintain as it is so hard packed I do not have trouble with it washing out.
It is straight south and most of it is a barely noticeable slope down hill into
the home area. The home is cozy, updated, new electric, stays cool
even if you do not want to run the central air and has a clean and well lit attic. And while it is not a 'mansion' it is very nice. Typically one cannot 'make' live water on
a place, but one could make more water here! I had the back hoe operator (who was waiting for the electrician to lay the new line in the ground) go
to a place I suspected was a buried spring and sure enough, he found it as he dug out all the stones. More water! Town is close by and very major shopping as well as the airport is an hour's drive. The school is A+ designated which

I have heard too many people say, “But Missouri
has tornados, right?” I just have to comment that while my place is not in
tornado alley, neither is it in snow belt alley, tsunami alley, hurricane
alley, earthquake alley, wildfire alley, rattlesnake alley or any other alley! Some day the people
of this country are going to find out that Missouri
has great benefits and is real easy to make a living here. Cost of living is
very low, one has four seasons typically without major extremes of weather in any season,
green grass, beautiful terrain, trees and above all water is readily available.
One day when out of state purchasers find Missouri,
then real estate is going to soar. The housing market may be poor in cities and
suburbs, but the Ozarks have not slowed much according to realtors. I have
viewed horse 'farms' and 'ranches' and the ads state 'room to roam' and then
goes on to say 'on this 3.7 acres' or something of that size. NO....... THIS is
room to roam on 258 acres!
